We provide legal services for a whole range of property transactions. Our services
include title investigation - tracing of title of predecessors in title for at the
least last 14 years, advice on structuring and negotiations for purchase, sale and/or
development of residential, commercial projects, industrial units and townships.
Our practice primarily focuses on:

- Development of Integrated Townships, industrial & commercial establishments, IT
parks;
- Development and promotion of Real Estate;
- Lease and Sale Documentation;
- Title Investigation;
- Advice on Setting up Venture Capital Funds.
Our Firm advises and renders opinions on property related issues including commercial
negotiations, extensive due diligence of real property and preparation of title
report. We advise on rectification and perfection of title and possession of title
deeds, drafting/vetting of Joint Development Agreements, Agreement for Sale, Sale
Deeds, Agreement for Lease and Lease Deed. We also assist with the discussions leading
to the finalization of instruments, advice on stamp duty implications and registration
of such instruments, if necessary. The Firm is fairly equipped and active and has
established practice that has advised a large number of MNCs on Real Estate requirements
in India.
With the recent government initiative of allowing foreign participation in infrastructure
development, this area is witnessing a major growth and displays high potential
in future. We specialize in advising companies on infrastructure development projects.
More specifically, we assist with the following:
- Advising on legal and regulatory framework;
- Advising on license and other related issues;
- Drafting / reviewing license/service agreements regulatory issues;
- Reviewing, drafting BOOT, BOT and other project specific Contracts.
Our practice has included advising clients on several transactions including:
- Promoters, developers and the co-operative housing societies on the structure of
the transactions involving joint ventures in land development, exploitation of balance
FSI and utilization of TDR, including Slum TDR etc.;
- Participating in negotiations, drafting various documents viz. Development Agreements,
Agreement for Sale, Deed of Lease, Leave and License, Conveyance Deed, Power of
Attorney, Will, Indemnity Bonds, Agreement for Alternate Accommodation etc.;
- Off-shore realty funds to invest in a joint venture in India for the purpose of
constructing an integrated township;
- Advising on setting up a Venture Capital Fund for investment in real estate (pending
approval by SEBI for setting up Real Estate Mutual Funds or Real Estate Investment
Trusts (REIT) in India);
- Handling negotiations with government land lessors such as SIPCOT , execution of
agreements and closing of purchase- sell transactions for factories and industries.
